We aim to make your move easy. Information about applying for a property through Wentworth & Rose is detailed below.
Wentworth & Rose would be delighted to move you into the property, which is available to you subject to contract and satisfactory references.
All persons aged eighteen or over are required to complete an application form and submit it to us together with the application fee plus the holding fee (the holding fee is equal to half the deposit). Our application fee includes administration and referencing for all named tenants, arranging a standing order mandate for rental payments before the tenancy and providing a regulated, impartial tenancy agreement.
If the property requires an inventory, Wentworth & Rose will arrange this. The report will be handed to you once tenancy commences.
Please note that for lets of less than six months, a short-term let premium is levied and all rental will be payable upfront.
Application fee: £354.00 (Inclusive of VAT) per person
Inventory: £180.00 (Inclusive of VAT) per property
Guarantors (if required): £120.00 (Inclusive of VAT) per tenant
Tenancy extension: £120.00 (Inclusive of VAT) per property
Unwarranted callout charge: £42.00 (Inclusive of VAT)
Additional references and/or letters to a third party: £42.00 (Inclusive of VAT)
Please note all fees are subject to VAT
Please note that once your application is accepted by the landlord, should you withdraw your application or not move in on the agreed date, the above fees will be non-refundable. All fees are only refundable should the landlord wish to reject the application. However, should your credit reference indicate any outstanding CCJs (County Court Judgements) and your application is rejected, your holding fee is non-refundable. Please note that payment in advance does not constitute a tenancy or offer of a tenancy but is proof of your serious intent to proceed.
